When you rent a lot, what does it include ?
Your rent covers water, sewer and trash for the property.

Are there deposits or additional fees when renting?
Yes, depending on the number of residents and pets.

  • A deposit is required upon renting a property.  It is the same amount a monthly rent payment.
  • Lot rentals are based on 2 people for each property. Each additional person increases monthly rent by $50.00. Each pet increases monthly rent by $25.00.
  • Deposits for pets in rental homes are $150.00 per pet. This deposit is non refundable.

What are the Pheasant Run Office hours?
Office hours are 8am – 2pm, Monday thru Friday.

What utilities and television services are available?
CWLP, Ameren, Comcast TV& Internet and Dish. Dish customers must have approval from Pheasant Run maintenance for satellite dish placement.

Who takes care of lawn care and maintenance?
Each resident is responsible for taking care of their own lawn.

Do I need to have a carport?
All Pheasant Run homes must have carports.

Is there Senior transportation available?
Yes, call the Senior Help Line at 217-252-8966.

Where can I catch the bus?
City bus pickups are available at the JC Penney parking lot.

What stores are close by?
JC Penny, Shop and Save (groceries), Walmart, and Kmart.

What pharmacies are close by?
Walgreens, Shop and Save, Walmart and Kmart.

What hospitals and clinics are nearby?
St Johns and Memorial hospitals are within 5 miles.
Prompt care on Dirksen Pky and 7th street is also fairly close.
